The last PP HOA meeting was held A Master Association meeting was held Saturday, December 29, 2018 at 10:00 a.m. at the club house Rhea Hasemeyer, and Kevin Artichuk were all present as well as several community members.

PROVINCE PARK HOMEOWNERS ASSOCIATION, INC. Minutes PROVINCE PARK HOMEOWNERS ASSOCIATION, INC. Minutes of Board of Directors Meeting December 7, 2017 DRAFT Call to Order: Rhea Hasemeyer called the meeting to order at 6:30 p.m. Establish a Quorum: Directors present were Rhea Hasemeyer, Kevin Artichuk, and Ryan Weisfisch. Also present was Bob Gelles, the Community Association Manager from Schoo Management, and his assistant, Julie Harper, Approve Minutes of Prior Board Meeting: Kevin motioned to approve the minutes from the January 4, 2017 Board meeting and Ryan seconded. Motion passed (3-0). New Business: A) Easement – Kevin spoke about the Venetian Easement that was purchased in 1996 for $10 near the entrance of Province Park. He said the Association’s attorney drew up a document that stipulates payment of $500 to the Association and maintenance of signage and the area around the easement by the Venetian Apartments as well as any legal fees pertaining to the easement. Ryan motioned to accept the easement document and Kevin seconded. Motion passed (3-0). B) Gate Greeter – Ryan spoke about Envera greeters that have been stationed at the gate to assist with individuals going to Green’s Edge. C) Community Suggestions – Kevin spoke about folders that have been placed in the clubhouse in order to provide residents the opportunity to make suggestions for the Master, Province Park Condos and Avian associations. Committee Reports: A) Social Committee - Rita Saunders gave a report on upcoming social events in the community. Approval of 2018 Operating Budget: Rhea reviewed line items in the proposed budget for 2018. She mentioned items that needed special attention in the development of the budget included ongoing maintenance of the pool, due to its age and being prone to leaking, the fountains, and also the expenditures connected to the aftermath of Hurricane Irma. Additionally, Rhea mentioned drainage management issues would be addressed. She said that besides her own input on the budget, others who contributed to the development or review of the budget included Joyce Reinbolt, Bob, and Ryan. During the discussion about budget items she mentioned Eastwood Golf Course attempted to raise their fees for golf passes. Rob Cooper (the Association’s attorney) reviewed the contract, which indicated fees paid should only be 75% of the amount paid by everyone else. Per the attorney’s review, Bob wrote a letter to notify East Golf Course them that the fees could not be raised due to the binding terms of the contract. At the conclusion of her budget summary, she announced the quarterly rate for Avian and the Province Park Condo would be $315 and the rate for Green’s Edge would be $244 per quarter. She stated certain items from the budget that was originally created required amendment after additional review. Kevin motioned to accept the amended budget for 2018 and Ryan seconded. Motion passed (3-0). Community Input: Residents discussed and asked questions about the budget. Other items residents discussed included people not stopping at stop signs, drainage, and potential traffic problems that will occur with the new Venetian apartment community. In response, Rhea summarized traffic and signage items contained in the Venetian contract that they will be responsible for maintaining. Residents asked questions about the golf cart passes and the procedure to follow to obtain them. Rhea thanked everyone who participated in decorating the clubhouse for Christmas. Adjournment: With no further business to discuss, Ryan made a motion to adjourn and Kevin seconded. The meeting adjourned at 7:40 p.m.

Master Association Fees: quarterly master association fees are due the beginning of January, April, July, and October. Late fees and/or legal fees will apply if the fees are late. Contact Schoo Management for more information on Master Association Fees. Fees support our club house, pool, tennis courts, and all common areas/amenities shared by the Master Association members.

POOL REMINDERS:
•With the arrival of more guests please make them aware of POOL Rules and Regulations. Guests are the responsibility of all owners.
•Please consume food only under the covered area.
•DRINKS must be covered. Keeping them beside your chair or lounger is fine as long as they are covered.

ENVERA ENTRANCE GATE SYSTEM!!
New Envera Gate System Started in January 2016 --no gate guards after 1/16/16
The new Envera entrance gate system has been installed. It features one gate for owners/renters with an Envera sticker on their car, and a separate gate for guests/residents without car stickers. Even without a car sticker, you will still be in the Envera system as an owner and all you have to do is put in your driver’s license (on the visitors side) and you will automatically be admitted. Every owner's name, address, etc. has been sent to Envera and they have put them in the system. Also, if you were registered with a fob, you already have an account with Envera--just be sure to see Joyce or Laura at the clubhouse to update your contact information and be sure your car sticker numbers and fob numbers are all in the system correctly.
Car stickers/fobs can be purchased at the club house Monday-Thursday from 8 a.m. to 5 p.m, Fridays from 10:00 to 3:00 p.m. and Saturdays from Noon to 4:00 pm. Fobs are $8 each, cash and exact change only. Stickers are $1 each, cash and exact change only.
*Owners will need their driver’s license and car registration to purchase fobs/stickers. Limit 1 sticker per car registration/maximum of 2 per unit. Limit 1 fob per unit owner/maximum 2 per unit.
NOTE: Owners will need to be current on all fees owed to sub associations and the master HOA.
NOTE: Please note that lack of paying your association fees may result in your car sticker/fob being deactivated!!! Lack of renewing your lease may also deactivate fob/car sticker.
NOTE: Buying or leasing a different car requires a NEW CAR STICKER! Help keep the community safe by keeping these records up to date and using a different sticker for your new car!
New Car=A New Car Sticker
*Special note to owners with seasonal renters: Seasonal renters must purchase their own stickers and fobs. Please do not leave your stickers/fobs for your renters.
*Renters will need their driver’s license, car registration, and a copy of their current lease (which cannot have expired!). Renters have a limit of 1 sticker per car registration and 1 fob per person on the lease.
Limit: 2 stickers for 2 registered cars and 2 fobs with 2 people on the lease.
NOTE: It is imperative that renters have an approved lease on file with Schoo Management in order to purchase fobs/stickers.
NOTE: when your lease expires, your stickers and fobs deactivate!!!! Renew 4 weeks before expiration of old lease and go through Schoo Management!!!
Security Fobs Now Required for Pool, Hallway and Fitness Room, and Walking Gate Entrance
You will need a fob to enter the pool area, hallway to the restrooms, the exercise room, and to enter the community through the walking gates next to the car gates.
Entrance Gates
Entering our community is restricted to owners, approved renters with a current lease, vendors who are working at your unit, and guests. Owners, renters, vendors and guests are expected to follow all Province Park HOA rules and regulations and their neighborhood villa association rules and/or condo association rules.
Parking and NEW Guest Parking Procedure
Parking is NOT ALLOWED over sidewalks or on the street. We are a 24 hour a day tow-able community! Don't tempt fate--park at the club house when your driveway is full! Extra guest parking can be accommodated by parking guest cars at the club house and shuttling guests between your home and the club house. HOWEVER, ALL GUEST PARKING AT THE CLUBHOUSE, SHOULD BE PRE-APPROVED BY GETTING A GUEST PARKING PASS AT THE CLUBHOUSE OFFICE. NOTE: any car parked overnight at the clubhouse can be towed if a Guest Parking Permit is not on their rear view mirror.
Trailers and commercial vehicles are not allowed in your driveway--unless a vendor is working at your home. Your vehicles and trailers can be towed at anytime!!! Shuffling your vehicles around to accommodate guests is a hassle--but so is getting your car towed!
NEW PARKING DECALS SHOULD BE ON YOUR CAR
ALL residents within Province Park should go to the Clubhouse and pick up the new non-transmitting car stickers. These allow us to identify your car quicker as to who its owner.
Avian Place=green stickers, PP Condos=yellow stickers, Greens Edge=clear stickers.
Amenities
Pool: Rules (Updated for 2016)
The community pool is open dawn to dusk, which varies due to sunrise and sunset. Dusk is 30 minutes before sunset. Everyone is expected to follow ALL rules of the pool for your safety and the safety of others. They are posted at the pool and on the Master Associations web site: pphoa.webs.com. Your fob allows you access to the pool area.
•There is NO smoking in the pool or on the pool deck. Smoking is permitted outside the pool area. Please use the receptacles provided for your cigarettes.
•There is also NO alcohol allowed on the pool deck. Please have a covered top for your beverage. (Be under the covered area or in your lounger.)
•NO cooking, NO glass and NO pets allowed at the pool or on the pool deck. (Ants love spills)
•Children under 14 must have an adult to supervise them at the pool.
•No Diving, No Jumping, No running on the pool deck.
•Special swim diapers are required for all babies and children under 2 years of age please. Restrooms are located just off the pool deck. Your FOB will allow you access to the restrooms.
•Please do not allow pool access to others without a FOB for the safety and security of all residents of Province Park.
•Four guests per family: If you are going to have a gathering please inform the Clubhouse Manager. Please keep bookings to 2 hour increments in consideration of others.
Fitness Room: The exercise room is available 6 a.m. until 10 p.m. Children under 18 are not allowed without an adult supervising them. Please treat the exercise equipment with respect. Return equipment and weights to their original place. Do not remove anything from the room! Please turn off the TV, lights, fans, wipe down equipment, and lock the door and windows when you leave. Remember, using the Fitness Room will require a security fob.
Club House: The price for renting of the Clubhouse are as follows:
1) Owners pay a $100 non-refundable fee and a Security deposit of $250 cash
The Clubhouse will not be rented to any renters or non-residents of the community.
All money to be in cash. The deposit is returned if the clubhouse is cleaned correctly and there is no damage or items missing after your event. Sign up for the clubhouse by contacting the Clubhouse manager, at

Golf Carts: Golf carts for Eastwood Golf Course are provided at no charge by the Master Association (one half-cart per owner, and a limit 4 half-carts per day).
Please contact the Clubhouse Office to reserve a cart and obtain a cart pass: Golf Cart passes are limited to owners (names on the lease) only. No other family members are permitted. Only one pass per family a day. If you need a pass on Sunday, call the office on Saturday between Noon and 4:00 pm.
NOTE: We have 60 (1/2 carts) per month--once all the cart passes are used up for the month, there are no more available until the start of the following month.
Lakes: Fishing is allowed in the lakes. NO boats or jet skis allowed. NO swimming as there are alligators in the lakes. Snakes have also been sighted in the lakes.
Canals: The Master Association is in charge of canals around the development. Alligators have been spotted in the canals. Do not allow children or pets to get close to the canals.
Social Activities
Our Social Committee plans and directs all social activities. Social activities are open to any Province Park resident. Check the bulletin board in the hallway by the fitness room (inside the club house hallway) or the bulletin board by the Province Park condo mail area for the Social Activity schedule. Not receiving emails from the social committee? Leave your name and contact information in the Social Committee file in the lobby of the clubhouse. You can also leave your activity ideas in the folder. New ideas for events are always welcome. Thanks!

Social activities are held mostly during season (November through March of each year) because the committee members are only here during season.
Daily Activities Available for Residents
Water Aerobics is picking up speed with more people every week! We do our exercises every day M-F at 9 a.m. at the pool. No previous experience necessary—it is easy to follow the CD we use. We have the TV and DVD player set up for indoor exercise when it rains or is cold outside (available Nov. to May 1). Stop by the pool any day of the week at 9 a.m.!!! Free to residents. Saturdays we play the water aerobics CD at 8:30 a.m. for anyone interested.
Tennis: There are three tennis courts for your use: one with night time lights, two for daytime play with pickleball lines for four pickleball courts.
Pickleball:
Pickleball is played November 1-April 30 each year. Pickleball will be played on the newer tennis courts on Tuesdays and Thursdays at 8:45 a.m. New players ALWAYS welcome! You can learn in one day!
Free to residents.
Bocce Ball:
Bocce ball is being played M-F around 2 p.m. behind the tennis courts. Corn Hole Game also available. Equipment can be signed out in the clubhouse. Free to residents.
Horseshoes:
We now have horseshoes. Sign out the shoes from the office.
Open Clubhouse
The clubhouse is open M-T from 8 a.m. to 5 p.m., FRI 10:00 to 3:00 p.m., and Saturdays Noon-4 p.m. All residents may use the clubhouse to watch TV, get on the free wi-fi, play cards, or use the Lending Library.
